Foundation Repair

Foundation Repair from a crew that shows up

Doors that used to close now stick. A stair-step crack is climbing the brick by the garage, the basement wall leaks through a crack every time it rains, or the floor has a slope you can feel walking across the room. Those are signs part of the foundation has moved, and around here the usual cause is the soil: clay that swells and shrinks with the seasons, fill dirt that keeps settling, or heavy rain softening the ground under a footing. It will not fix itself, and it rarely gets cheaper to wait.

Our crew has twenty-plus years building foundations and footings, and we do the repair in-house. We find which part of the house is moving and why, then fix it: steel push piers or helical piers down to rock or load-bearing soil, concrete underpinning under weak footings, epoxy or polyurethane injection for wall cracks, and grading so water drains away. We dig, set the piers, lift what can be lifted, then backfill and clean up. Licensed and insured, serving Spring Hill and every town within 30 miles.

What's included

Our foundation repair services

  • 01

    Steel push piers

Steel piers are driven through soft clay to rock or load-bearing soil and tied to the footing to stop settlement, and to lift the house where it can be lifted.

  • 02

    Helical piers

Helical piers are screwed into the ground and suit porches, additions, lighter structures and spots where the soil stays soft a long way down.

  • 03

    Concrete underpinning

Where a footing is undersized or sitting on bad soil, we dig beneath it in sections and pour new concrete to carry the load deeper.

  • 04

    Foundation crack injection

Cracks in poured walls are injected with epoxy to restore strength, or with polyurethane to stop water seeping through.

  • 05

    Footing and stem wall repair

Broken or undermined footings and stem walls are excavated, formed and repoured with new reinforcing steel.

  • 06

    Grading and drainage

We regrade so the ground slopes away from the house and heavy rain stops soaking the soil under the foundation.

How it works

How a foundation repair job works

  1. 1

    Free on-site estimate

We inspect inside and out, check floors for level, map the cracks and find where the foundation is moving and why.

  2. 2

    Plan and permits

You get a clear plan showing where piers or underpinning go and what crack and drainage work is needed, and we pull the permit and build to any engineer's plan the job calls for.

  3. 3

    Excavate and stabilize

We dig at each repair point, install piers or pour underpinning, and stabilize and lift the foundation.

  4. 4

    Seal, backfill and restore

Cracks are injected, soil is backfilled and compacted, the grade is corrected and the work area is cleaned up.

Questions

Foundation Repair FAQs

Why do foundations move so much in Middle Tennessee?

Mostly the soil and the rain. Much of the area sits on clay that swells when wet and shrinks in dry summers, so footings get pushed up and dropped over and over. Heavy spring rain and poor drainage soften the ground next to the house, and in some spots limestone and sinkholes leave voids underneath. Piers get past the moving soil to something stable.

How much does foundation repair cost?

It depends on how many piers or how much underpinning the house needs, how deep stable ground is, and how much crack and drainage work goes with it. A single cracked wall is a much smaller job than stabilizing a whole side of a house. We inspect first and give you a free estimate with the scope spelled out.

Do I need a permit, and how long does foundation repair take?

Structural foundation work usually needs a building permit from the city or county, and some jobs call for a structural engineer's plan; we pull the permit and build to the plan. Most residential pier and underpinning jobs take a few days once the permit is in hand. Crack injection alone is often done in a day.

How do I know if a foundation crack is serious?

Thin hairline cracks in poured walls and slabs are common and often just shrinkage. Cracks that keep widening, run stair-step through brick or block, let in water, or show up along with sticking doors and sloping floors point to movement and should be looked at. We will tell you honestly which kind you have.

Can you lift my house back to level?

Often we can lift it partway or all the way back, depending on how long it has been settled and how the framing and finishes respond. Stopping the movement always comes first. Lifting comes second and is done slowly to avoid new cracks inside, and we tell you what to expect before we start.
