Concrete Garage Floors

Concrete Garage Floors from a crew that shows up

A garage floor takes a beating most people do not notice until it gets bad. Salt and slush drip off the car all winter and eat at the surface, the slab cracks and one side sinks, water runs toward the house door instead of out the big door, or the floor sweats and turns slick on humid summer days. Some older garages around Columbia and Franklin have floors so broken up that no coating will fix them. When the concrete itself has failed, the real fix is a new floor.

We tear out failed garage floors and pour new ones, and we pour floors for new detached garages, workshops and garage additions. That means cutting and breaking out the old slab, hauling it away, fixing the soft soil underneath, laying vapor barrier, setting steel and pouring a floor with a smooth steel-trowel finish that sweeps clean. We slope it toward the door so water drains out, and we rebuild the apron where the floor meets the driveway. When you want a coating on top, we apply that too.

What's included

Our concrete garage floors services

  • 01

    Garage floor replacement

Cracked, sunken, heaved or pitted floors broken out, hauled away and replaced on a rebuilt base.

    New garage and workshop floors

Floors for detached garages, workshops and garage additions, poured smooth and level to meet the framing.

    Slope and drainage

Floors pitched toward the overhead door so melting snow and rainwater run out instead of toward the house or the walls.

  • 04

    Vapor barrier and steel

Vapor barrier under the slab to cut down on ground moisture coming up through the floor, with steel set inside the concrete.

  • 05

    Smooth finish and clean joints

A steel-trowel finish that sweeps and hoses off easily, with control joints placed so any cracks stay in straight lines.

  • 06

Questions

Concrete Garage Floors FAQs

Why is my garage floor flaking and pitting?

Road salt is the usual cause. During winter storms, salt and brine ride in on the car, melt onto the floor and soak into the surface, and freeze-thaw cycles pop off small flakes. A floor poured with a weak, overworked surface flakes even faster. A new floor with a dense trowel finish, then sealed or coated, holds up much better.

Why does my garage floor sweat in the summer?

Middle Tennessee summers are humid, and when warm, wet air hits a cool slab, water condenses on the surface. A floor with no vapor barrier underneath also draws moisture up from the ground. A new floor poured over vapor barrier, plus some airflow in the garage, cuts down on it a lot.

How much does a new garage floor cost?

It depends on the size, how hard the old slab is to break out and haul away, base repair and access through the garage door. Replacing a floor costs more than patching it, but patching a slab that keeps moving only buys time. We tell you honestly which one your floor needs and put the price in writing for free.

How long will I be out of my garage?

Plan on the garage being empty for the tear-out, prep and pour, which usually runs a few working days, plus cure time before you park on it. We schedule around the weather so the pour does not land in a downpour or a hard freeze. When we finish, you get a date for walking on it and a date for the car.

Can you fix a garage floor that slopes the wrong way?

Yes, by replacing it. When water runs toward the house door or pools in the middle, the slab has to come out so we can reset the grade to drain toward the overhead door. Overlays and coatings follow the slope that is already there, so they do not fix the drainage.
